01 · EXECUTIVE SUMMARY

The investment proposition

TERAJUWORKS is an early-stage technology venture, currently operated under TERAJU CIPTABINA RESOURCES during its founder-controlled stage. The company is building a technology layer around residential construction, starting with detailed, SMM-based cost estimation and extending into contract-linked project control and structured construction data.

TERAJUWORKS is the technology venture and digital project ecosystem. It supports homeowner and contractor workflows, with manual or AI-assisted floor-plan input, detailed costing, contract setup, Work Programme, Actual vs Planned, S-Curve and Project Insight. Contractor rate observations and state-based market signals are being developed as a data layer.

The commercial model is not yet proven. There are no meaningful recurring software revenues and no paying TERAJUWORKS users at the current stage. The purpose of the proposed RM1M round is to move from founder-led product development into structured market validation, commercialisation and scalable execution.

02 · INVESTMENT STAGE

What is proven — and what is still a hypothesis.

Product evidence
  • • Working product foundation.
  • • AI-assisted floor-plan extraction workflow.
  • • SMM-based detailed costing.
  • • Contract, Work Programme, Actual / Planned, S-Curve and Project Insight capabilities.
  • • State/rate intelligence development.
Commercial hypotheses
  • • Contractor software subscription.
  • • Homeowner paid planning / estimation services.
  • • Qualified project acquisition into Design & Build.
  • • Future contractor/vendor network transaction revenue.
  • • Longer-term construction intelligence value.

The distinction is intentional: product implementation is evidence of capability; it is not proof of product-market fit or scaled revenue.

03 · PROBLEM

When cost, work, progress, payment and variation are disconnected.

Construction projects can become difficult to reconcile when the original budget, detailed work items, progress claims, payments and variations are maintained in separate documents or informal records.

Cluster house · Taman Desiran Bayu

RM250k lump-sum contract; more than 95% paid while physical progress was below 70%; percentage claims and VO/scope changes became difficult to reconcile.

Bungalow · Penang

RM300k original budget; RM420k spent (+RM120k / +40%); project remained unfinished and the contractor could not continue as funds became insufficient.

Common reference

TERAJUWORKS is designed around a shared structured reference: Budget → Work → Progress → Claim → Payment → VO.

04 · TECHNOLOGY THESIS

The estimate is the entry point. Structured construction data is the longer-term layer.

Cost transparency

Area/rooms → detailed SMM work items → quantity × rate × amount.

Project control

Contract → Work Programme → Actual vs Planned → S-Curve → Project Insight.

Data intelligence

Project, cost, execution and contractor rate records can support future intelligence.

This is an evolving product/data foundation, not a claim of an industry-wide dataset.

05 · CURRENT PRODUCT

Working technology foundation

Input

Manual room/area entry or AI-assisted PDF/image floor-plan extraction.

Costing

Two specialised workspaces share the same core planning and costing foundation: BuildPlanner → Construction Budget → Cost Estimate, and RenovationPlanner → Renovation Budget → Cost Estimate for both homeowners and contractors.

Project control

Contract, Work Programme, Actual / Planned and S-Curve.

Insight

Project Insight and developing rate intelligence.

Commercial status

Free promotional phase; paying TERAJUWORKS users remain 0. The signal does not establish paid conversion or product-market fit.

Capital implication: the next step is to test paid acquisition, content marketing, partnerships and sales systematically and measure acquisition cost, activation, conversion and repeat usage.

07 · GROUP ARCHITECTURE

TERAJUWORKS is the technology venture. TERAJU CIPTABINA RESOURCES is the parent company.

TERAJU Design & Build

Core construction business.

TERAJUWORKS

Technology engine.

Future product extensions

Additional product modules may be introduced after the core platform is commercially validated.

Contractor / Vendor Network

Future ecosystem and transaction layer.

08 · BUSINESS MODEL

Revenue pathways to validate.

  1. Software: contractor subscriptions and homeowner premium workflows.
  2. Design & Build: qualified project opportunities generated through technology and followed up by the core construction business.
  3. Network: future contractor/vendor project matching with transaction or project-based revenue to be defined.

None of these pathways should be presented as proven revenue until validated.

10 · FOUNDER

Why this founder.

Construction, design, costing and Design & Build experience is being translated directly into software. The current technology foundation has been founder-led, allowing rapid iteration between domain workflow and product engineering.

The investment is intended to add engineering, sales and business-development capacity and reduce dependence on one-person execution.

11 · RM1M USE OF FUNDS

What the capital is intended to build.

People · RM420k

Founder / MD planning compensation + new-hire envelope.

Product · RM200k

Engineering, product hardening, UX/QA and commercial productisation.

Commercial · RM230k

Acquisition, sales, marketing and market validation.

Infrastructure + Ops · RM150k

RM87k technology infrastructure + RM63k non-tech operations.

12 · TECHNOLOGY INFRASTRUCTURE

Planning the migration to proper production infrastructure.

The technology infrastructure envelope is a 12-month planning assumption, not a vendor quotation. The architecture should scale with validated usage rather than being overbuilt on day one.

AI / API · RM30k

AI vision, floor-plan processing and variable API usage.

Cloud / server · RM18k

Production compute and application services.

Database · RM12k

Managed database, backups and data services.

Storage · RM6k

RM87k technology infrastructure envelope. Migration path: development → production foundation → scale-ready services.
13 · 12-MONTH MILESTONES

The round is designed to reduce three risks.

Technology risk

Production reliability, security, AI cost control and scalable infrastructure.

Market risk

Real usage, activation, retention and willingness to pay.

Commercial risk
